The Harbor Point Advantage

Seeing opportunities before the broader market sees them

The platform is designed around a simple value-creation thesis: relationships create early access, development expertise converts that access into value, and flexible capital allows Harbor Point to act before opportunities become broadly competitive.

1

Relationships

Landowners
Entrepreneurs
Industry networks

2

Early Access

Off-market visibility
Before formal marketing

3

Site Control

Acquire or control land
At an attractive basis

4

De-Risk

Infrastructure

5

Capitalize

Project equity
Strategic partners

6

Monetize / Hold

Sell entitled site
Develop / retain

The key is flexibility: every opportunity does not need to become a completed building to create value.

Harbor Point can pursue the most attractive path for each project: sell a controlled site, monetize after entitlement, bring in institutional partners, develop the asset or hold long-term where ownership provides the strongest risk-adjusted return.

Platform Strategy

A national development platform with multiple paths to value

Core Strategy

Focus on relationship-driven development opportunities where sourcing, information and execution can create value before a property becomes widely marketed or fully de-risked.

Capital Use

Initial equity allows Harbor Point to move quickly, control land, advance entitlement work and attract project-level equity, debt or strategic partners as projects mature.

Relationship Sourcing

The platform can also evaluate select relationship-driven commercial opportunities when the sourcing advantage is compelling.

Four Ways to Create Value
01Source

Relationship-driven visibility before marketed processes.

02Control

Secure strategically located land at the right basis.

03De-risk

Increase value through entitlements, infrastructure and feasibility.

04Monetize

Sell, partner, develop or hold based on the best risk-adjusted path.

Built to identify opportunities early and choose the right outcome, not force every project into the same structure.
